This relationship is defined by three critical realities
If you want capital appreciation, buy the worst house on the best street. Don’t touch it. Let the city grow around you. If you want rental income, build a durable, modern house in a dense area. Keep it maintained. But never confuse the two. One is a land play; the other is a yield play.
Let’s say you built your house for N100 million. To save money on the premium, you tell the insurance company the house is worth N50 million. You think, “If I have a small fire that costs N5 million to fix, I am covered because N5 million is less than N50 million.”
This is incorrect.
The smart diaspora owner stops viewing the house as a static object and starts viewing it as a business with operating expenses. You need a buffer. You need a representative on the ground who knows which “Task Force” is real and which is a scam.
If you send $10,000 today and convert it to N15 million, you feel rich. You leave it in your Nigerian bank account, planning to buy materials next month. In that month, the Naira might stabilize, but the price of cement might jump by 15% because of a diesel hike. Your N15 million now buys 15% less house.
Did your N10 million savings grow by 80% in two years in your US bank account? Unlikely. By waiting, you have effectively become poorer relative to your project. The house has become more expensive faster than you can save.
Because you are not there to monitor them, and because you are paying them in “kind” (rent) rather than cash, you have no leverage. You cannot fire a family member without causing a village crisis. They know this.
The first enemy of the unoccupied house is not the burglar; it is the atmosphere.
When a contractor realizes he has made a mistake—perhaps the column is crooked or the room dimensions are wrong—he appeals to your sunk cost. He knows you don’t want to tear it down. So he suggests a hack. He will plaster over the crooked column. He will use a ” wedge” to straighten the door frame.
He is selling you relief. He is telling you that you don’t have to face the loss.
But gravity cannot be managed. Water cannot be managed.
