If you wanted to know what your property in Benin City or Lekki was worth, you called an &#8220;Agent.&#8221; He would look at the gate. He would look at the street. He would wet his finger and stick it in the air. <em>&#8220;Oga, this house is N150 million.&#8221;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Why N150 million? <em>&#8220;Because the man down the road asked for N200 million, and his fence is higher.&#8221;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This is the &#8220;Agent Guesstimate.&#8221; It is not based on square footage, material cost, or rental yield. It is based on vibes. It is inefficient, subjective, and often wildly inaccurate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But the era of the Guesstimate is ending. Just as Zillow changed the US market and Rightmove changed the UK, technology is finally coming for Nigerian real estate valuation. But unlike the Agent, the Algorithm does not care about your high fence. It cares about your data.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The Rise of the Machine<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">PropTech companies in Nigeria (like Estate Intel and emerging bank-led AVMs) are starting to use Automated Valuation Models. These are algorithms that crawl data\u2014listing prices, rental histories, land transaction records\u2014to calculate a property\u2019s &#8220;True Value.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This is good news for the market. It brings transparency. But it is bad news for the typical &#8220;Informal Builder.&#8221;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The &#8220;Garbage In&#8221; Problem<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">An algorithm needs inputs. To value a house accurately, it needs to know:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>The age of the roof.<\/strong><\/li>\n\n\n\n<li><strong>The grade of the concrete.<\/strong><\/li>\n\n\n\n<li><strong>The depth of the borehole.<\/strong><\/li>\n\n\n\n<li><strong>The quality of the electrical wiring.<\/strong><\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">In a standard Nigerian build\u2014managed by a cousin or a roadside bricklayer\u2014this data does not exist. There are no receipts. There are no &#8220;As-Built&#8221; drawings. There is just a building standing there. Because the algorithm cannot &#8220;see&#8221; the quality, it defaults to the lowest common denominator. It values your N200 million house as a &#8220;Standard Shell.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You might have spent N50 million on high-grade armored cables and German plumbing. But if you have no digital record of it, the market treats it as zero.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Documentation is Value<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">This is where the game changes. In the future, the most valuable houses will not be the ones with the gold pillars. They will be the ones with the <strong>Digital Footprint<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A house with a verifiable history\u2014&#8221;Here is the invoice for the 42.5 grade cement,&#8221; &#8220;Here is the photo of the conduit piping before plastering,&#8221; &#8220;Here is the soil test report&#8221;\u2014is a transparent asset.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>For Banks:<\/strong> They can lend against it because they trust the valuation.<\/li>\n\n\n\n<li><strong>For Buyers:<\/strong> They can buy it without fear of hidden defects.<\/li>\n\n\n\n<li><strong>For AI:<\/strong> The algorithm can ingest this data and award a premium valuation.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The &#8220;Trustless&#8221; Transaction<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">We are moving from a &#8220;Trust&#8221; economy to a &#8220;Verify&#8221; economy. In the past, you bought a house because you trusted the seller. In the future, you will buy a house because you trust the data.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are building today, you are not just building walls. You are building a database. Every receipt, every progress photo, every material test result is a data point that defends your property\u2019s value against the cynical algorithm of the future.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you build informally, you are building a ghost. It exists physically, but digitally, it is worthless.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Frequently Asked Questions<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>1. Can an algorithm really value a Nigerian house better than a local agent?<\/strong> Yes, because the agent has a conflict of interest. The agent wants a high listing price to get the mandate, or a low price to sell quickly to a friend. The algorithm has no friends. It looks at <em>sold<\/em> prices, not <em>asking<\/em> prices. It removes the emotion.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2. These show the <em>actual<\/em> dimensions and locations of pipes\/wires, not just the initial plan.<\/li>\n\n\n\n<li><strong>Material Test Certificates:<\/strong> Proof that the concrete blocks met the 30N\/mm\u00b2 strength test.<\/li>\n\n\n\n<li><strong>Warranty Certificates:<\/strong> For the roof, the solar inverter, and the pumps.<\/li>\n\n\n\n<li><strong>Maintenance Log:<\/strong> A record of when the tank was washed and the generator serviced.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3.
